How often, honestly

- HOA common areas and greenbelts: usually weekly, with the real value being consistency rather than volume. Residents notice the week you skip.
If you are unsure, start higher and step down. It is easy to reduce frequency after a month of data. Should your own staff just do it?
Sometimes yes. If you have grounds staff already walking the property daily and the volume is genuinely small, adding it to their route is reasonable.
It stops being reasonable in three common situations. First, when it is nobody's actual job, which means it happens when someone complains and not before. Second, when the people you would assign it to are maintenance or leasing staff whose time is worth more than the task and who reliably deprioritize it. Third, when disposal is the sticking point, because collected waste sitting in a property dumpster through an August week creates a new problem in the same place you solved the old one. There is also the coverage question. Handing it to a service means it happens on a schedule whether or not someone called in sick, and it means one clear answer when a resident asks who is responsible.
The other thing worth weighing is what the space is supposed to do for you. One time reset or ongoing plan?

- The property is genuinely low traffic and a seasonal reset plus resident compliance is enough.
An ongoing plan is the right call when the space is used daily, when the same complaint keeps recurring, or when the appearance and smell of a shared area is part of what residents or clients are paying for. The tell is simple: if you have cleaned it up more than twice in a year because it got bad, you are already on an ongoing schedule, just an unplanned and more expensive one.
A reasonable middle path is to book the reset first and decide afterward. How many dogs, and how we price
