Who hires a commercial pet waste service out here?

Mostly the properties where dogs outnumber the staff willing to deal with them. Apartment complexes and multifamily buildings around 81501 and 81505 in Grand Junction. HOAs and townhome associations with shared green space. Mobile home and RV parks. Assisted living and senior communities, where residents keep dogs but cannot always clean up behind them. Dog friendly businesses: boarding and daycare facilities, groomers, vet clinics, breweries and patios that let dogs in, and the occasional office park with a lawn people use on lunch breaks.

The common thread is shared ground. When one lawn belongs to forty dogs, no individual owner feels responsible for it, and it degrades faster than any single family yard ever would.

How often does a property actually need service?

More often than a house does, and the math is simple: multiply the dogs. A twenty unit building with fifteen dogs is generating in two days what a single family yard generates in two weeks.

Most properties we serve land on weekly, and the busier ones (daycares, larger complexes with a designated pet area, anything with a fenced dog run) go to two or three times a week. Common areas that residents walk through every day are the ones that need the tightest schedule, because those are where the complaints come from. We would rather look at the property and tell you honestly what it needs than sell you frequency you do not.

Does the dry climate mean it is less of a problem?

It means it is a different problem. High desert air dries waste out quickly, so a Grand Valley property does not get the constant wet smell that a humid climate would. What you get instead is waste that hardens, blends into gravel and xeriscape, and sits there for months because nothing is breaking it down.

Then the irrigation comes on, or the sprinklers run, or spring thaw hits, and all of it rehydrates at once. That is when a property that looked fine in February suddenly smells and looks neglected in April. Consistent removal year round is what prevents that swing, and it is why we do not recommend pausing service over winter on a commercial property.

What happens to the waste after you pick it up?

It leaves with us. We bag everything, load it out, and dispose of it off site. We do not fill your dumpster, and we do not stage bags anywhere on the property for someone else to handle. Our equipment gets sanitized between properties, which matters more in commercial work than residential, because we are moving between sites where a lot of unrelated dogs share the same ground.

Do you handle waste stations, or just the pickup?

We can do both. Plenty of properties on the Western Slope have stations installed already and the actual failure point is upkeep: bags run out, the can overflows, and residents stop using it entirely within a week. If you want stations serviced (restocked and emptied on the same visit as the sweep), that goes into the scope.

If you do not have stations yet and want them, we can talk through placement. Placement matters more than the number of stations. A station on the path people already walk gets used. One tucked behind a building does not, no matter how many you install.

Do you work around residents and staff?

Yes. We schedule commercial work so it stays out of the way, which usually means earlier in the day or outside peak hours for the property. Crews are in uniform and identifiable, and we can hold to a fixed day and time so residents know when to expect someone on the grounds.

Gates and access get handled however you need. Codes, keys, and fob access are all workable, and gates get latched behind us on every visit. If we notice something on the grounds that is not our job (a broken latch, a sprinkler running long, a fence gap along the property line) we pass it along, because we are on that lawn more often than most of your vendors.

What does commercial service cost?

Commercial pricing is quoted per property, because square footage, dog population, service frequency, and whether stations are included vary too much for a list price to mean anything. For reference on the residential side, weekly service for one dog starts at $13.00 per visit, and one time cleanups start at $45 plus $20 per additional five gallon bucket removed. A commercial property is scoped from a walkthrough of the actual grounds.

The useful comparison is not our number against another line item. It is our number against what you are currently paying maintenance staff to do a job they were not hired for, plus what unit turnover costs when the shared lawn is the thing prospective residents notice first.
